Policies and Procedures
Your rent is due by the fifth
of every month. Send it to P.O. Box 12828, Cincinnati OH 45212. If
it’s going to arrive after the 5th, you
MUST include a $20 late
fee. It doesn’t matter why it’s late; if we haven’t received
your rent on time, it creates a hardship
for us.
Our maintenance man
works most Mondays.
Email
us your maintenance issues; we will put them
on his list, and you can expect him to come
on the following Monday, or a week later at the latest. We will always
call to let you know if a repair person is coming over, but if you’ve
emailed an issue to us simply expect
the
maintenance person to come. He has a key and can let himself
in.
Speaking of maintenance issues,
please let us know if you notice anything different about your
house—water in the basement, or paint that’s peeling or bubbling up.
We’d rather know about an issue and decide for ourselves if it needs
to be addressed than learn months later of a problem that should have
been addressed immediately.
Your houses are close to 100
years old, and may not work the way a newer house works. This is
especially important in one regard: you absolutely
CANNOT flush feminine hygiene products down the toilets. Most
tenants put signs up in their bathrooms stating this to alert friends
and visitors. The plumbing repair for a blockage caused by flushed
tampons is $200, and the plumbers can tell if this has caused the
problem, so tenants are responsible for paying for such repairs.
Please remember to lock your
doors. It may seem obvious, but nearly all the break-ins that occur in
your neighborhood are due to students leaving their doors unlocked.
Garbage pick-up is Monday. You
can’t put the garbage out until 6 p.m. Sunday, and the cans must be
brought in by 6 p.m. Monday. Please take your garbage to the curb
every week. Leaving it for weeks at a time could attract rats and
other rodents. We don’t supply garbage cans or window treatments,
though you are welcome to use any that were left behind.
We don’t manage locks on bedroom
doors. If you have one and find yourself locked out, you’ll need to
contact a locksmith.
Do not use any stuffed or
upholstered furniture on the porch, only dedicated yard furniture. Be
very careful with candles. The only fire we’ve ever experienced as
landlords was due to an unattended candle. It was not fun for anyone
involved—not the student who came out to find her room on fire, not
the firefighters called to the scene, not us when we received a call
from a neighbor that three fire trucks and an ambulance were at one of
our houses.
Remember that you are part of a
community now. Introduce yourselves to neighbors, and give them a
heads-up if you are having a backyard barbecue, etc. They want you to
enjoy your college years, but some of them get up very early for work
and don’t appreciate people screaming outside at 2 a.m. We discussed
this when you rented the house, but let us reiterate: no large parties
with kegs and lawns littered with red and blue cups. Neighbors will
call us in the event of an unruly gathering, and we really don’t like
middle-of-the-night surprises.
We hope you enjoy the house and
your time in it. We work very hard to provide the best off-campus
housing available. We decided to rent to you because we thought you
were good candidates to take care of it. With open communication and
respect for each other, we can all have a great experience this year.
Move-in Procedures
Call Duke Energy (513-421-9500) to put the
utilities account in your name. You also must visit the Norwood Water
Department in person (4645 Montgomery Road) to put the account in your
name and pay a deposit.
It is often helpful to contact the current
tenants of the house you’re moving into, to see what cable/Internet
service they’re using or see if they want to sell any furniture. Let
us know if you want contact info for the current tenants.
Move-in
day:
Your keys will be available at 3
p.m. on June 1 in the Bellarmine Circle. Depending on when the current
tenants leave, your house may be available a day or two earlier, but I
can’t make any guarantees and I won’t know until late May. If you want
to move in later than June 1, we’d be glad to make arrangements to
meet you with the keys at a later date.
Do not do any painting on your own. Don’t use
anything but thumbtacks to hang posters. Don’t pull vehicles onto the
lawn, at move-in or in the future.
This time of year, as you can imagine, is very
hectic. We will
clean and do touch-up painting as needed; if the current tenants stay
until May 31 and you’re moving in June 1, you may share space for a
day or two with the cleaners or painters. We will accommodate everyone
as best we can while also giving you the house in the best possible
condition. As you find issues with the house (loose door knob, broken
light switch), compile them in a list and email it to me. We likely
won’t get minor issues taken care of June 1, but I promise we will as
soon as everyone’s settled in.
